About Real Estate Deal School

Membership combines the software with coaching.[2] The software side includes a custom GoHighLevel CRM, unlimited skip tracing with 25,000 skip-traced records a month, AI seller lists scored from 0 to 100 for distress, comping with an instant MAO, an auto-dialer with SMS and email blasting, e-signing and a Driving for Dollars app.[2] The coaching side runs eight live calls a week, follows the 7-Step First Deal Roadmap and, by the group's account, is taught by five coaches who are actively closing deals.[2] Topics include wholesaling, curative title, creative finance, rentals and fix and flips, and members can bring their own deals for analysis and partnering and use scripts, contracts and templates.[2] The group says it is for beginners prepared to put in the work, since the software finds leads and members work them.[2]

XLeads says its software uses satellite imagery to identify visually distressed homes, and it scores each property on a 0 to 100 Distress Index.[1] As of September 2026, XLeads plans cost $97 a month for Basic, $199 a month for Pro and $249 a month for the X Plan.[1] A YouTube channel from the founder of XLeads.com teaches wholesaling and real estate investing and offers a free wholesaling roadmap.[3]

People who are already XLeads members get the community included and receive access by email.[2]
