About Multifamily Strategy Community

Members get deal analyzers, calculators and other resources for multifamily and seller-financed properties.[2] The group also holds the step-by-step training for Osgood's mentorship, a six-month plan with three live calls a week to find a deal, make an offer and get under contract using a Deal, Debt, Equity framework.[1][2]

Osgood hosts The Owner Meeting podcast and is CEO of Brazos Asset Management, which operates the portfolio.[1][3] As of September 2026, the business offered a free book with $17 shipping, a course called My First Deal for $7.99, a Creative Finance Masterclass for $97 and the Osgood AI tool for $44.99, alongside a free Facebook community.[1][4]

The mentorship promises a full refund if a member is not under contract within six months, subject to the enrollment agreement's eligibility requirements and conditions.[1] The business states that real estate investing carries risk, such as losing invested capital, unexpected expenses, vacancies and debt obligations.[1]
