About Coliving Unlocked

Members get custom AI tools, which the group calls AI Brains, for tenant screening, support and operations, plus underwriting sessions on real deals.[1] They also get a network of operators, capital raisers and investors, direct access to the operator and guest experts, and free masterminds, which the Coliving Unlocked website lists as weekly sessions every Wednesday.[1][3]

That website, founded by Andres Martinez and part of the Lone Star Rooms family in Fort Worth, TX, sells a paid program called Coliving Freedom Unlocked.[3] Its course, the Coliving Blueprint, has eight modules, 56 video lessons, about eight hours of runtime and 12 SOPs and templates, organised as a six-pillar system for buying, converting and running co-living houses.[3] The program offers a self-paced option guided by Kim, an AI assistant trained on Martinez's operations, weekly Zoom training where deals are underwritten on screen, and The Inner Circle, a lifetime tier.[3] The site says the program is meant for experienced investors who can already acquire a deal.[3]

Martinez, a real estate investor, covers co-living rules, systems, deal breakdowns and financing on YouTube.[4] A BiggerPockets deal diary lists his strategy as wholesaling, co-living conversions, in-house general contracting and 50/50 capital partnerships, financed through subject-to purchases, private partner capital and HELOC second-position loans.[2]
