About Rainmaker Wholesale RE

The paid program, The Rainmaker Novation 4.0, is hosted on Kajabi and presented as a step-by-step blueprint, community and hands-on guidance for novations.[5] It contains 14 video instruction modules and a paperwork bundle with a Purchase Agreement, an AIF and a Novation Agreement.[5] Wonders hosts guest speaker and live training calls twice a month, runs roleplay live training sessions and breaks down actual call recordings with feedback.[5] The course page advises licensed agents to disclose that they are licensed to the seller but not representing them as a realtor.[5]

Wonders also runs a novation joint-venture offer in which wholesalers submit seller leads and his team locks up the contracts and handles negotiations, buyers and closing.[2][6] Before submitting a lead, wholesalers are asked to speak with the seller, and leads are reviewed on a first-come, first-served basis.[6] His method is called the 3-Part Rainmaker Novation Strategy, and his site offers sign-ups for novation tips, case studies and free trainings.[2] A third-party blog article on real estate novation features Wonders, who describes novation as opening up a much larger spectrum of motivated sellers and stresses transparency, honesty and respect toward sellers.[3]

The course page states: "This is not a get-rich-quick scheme. In order to succeed you need to be committed and do the work."[5] It is aimed only at people already marketing with an existing flow of deals, and the one-time purchase covers the course and community for life, although the page notes there may be a future monthly recurring fee.[5]
